How important is photography to selling a property?

Almost all house hunters start their search on the internet. From the comfort of their home, they search for houses that match certain criteria – for example price, location and number of bedrooms. Results usuallyconsists of a primary photo, description of the property and the agent’s contact details. Research has shown that the quality of the primary photo will generally determine whether customers look further at the property or not. If it’s blurred, dark or uninteresting, most of the time they’ll write it off and move onto the next property. It’s that simple. So photography, especially the first image shown, is very important.   Back on top

Do I get to choose which photos I want?
You are more than welcome to review the photos that the Lux Images photographer takes at the property. We encourage you to let the photographer know if there is something in particular that you would like photographed or not photographed. However, once our photographer leaves the property you will no longer have a choice. The photos that were taken at the property will be edited and then made available to you via our website and you will be responsible for payment for all photos that you receive.    Back on top

How does your service work?
There are two basic steps in the process:
1. •You contact us, either via email or call and we arrange to photograph the property on a date and at a time convenient to you.
2. •We conduct the shoot, then edit and deliver the photos to you (in the next 48 hours).  Back on top

It’s cloudy or raining. Should I cancel the shoot?
Photos can often look better when it’s overcast or raining. Bright sunlight creates shadows outside and makes it difficult to shoot inside, especially when streaming through windows. Cloud cover eliminates shadows and it’s easier to balance the inside and outside lighting through windows. Clouds look much better than blue skies at twilight shoots, too. We often „blue-up“ grey clouds to make photos look their best.  Back on top

Is my house suitable for a twilight shoot?
Any house can benefit from a twilight shoot but the ideal candidate is one that has lots of exterior lighting and large, open windows. Pools make great twilight photos. Contact us if you’re not sure.

Do you work weekends?

In what way are the photos edited?
All photographs are edited to correct distortion, to crop and straighten photos and to adjust colour temperature, exposure, brightness, contrast, saturation, clarity and sharpness.  Back on top

Do you charge more for additional editing?
If you require additional editing (for example, to remove objects that were present when the shoot was done, to replace skies or to add fire in fire places), we will charge an additional fee (refer to our Services page for details). Note that although it’s easy to change green pool water to blue, if the pool is cloudy, it’s not possible to change it to clear.  Back on top

How do you deliver the photos?
When your purchases are ready, you will receive an email informing you that you should return to www.luximages.com.au and login to the site. After login you can download the photos. You will be able to choose what sizes you would like to download. For example, we will have a web-size ready for upload or we have a larger size for you to use in print marketing (extra cost). Photos are sent to you via our secure website server.  Back on top

How long will my products be available for download in my account on the Lux Images website?
The pictures will be available 30 days after the shooting Therefore, it is imperative that you download your products immediately and save them carefully as Lux Images may not be able to provide you copies at a future time.  Back on top

If you go to a shoot but it’s cancelled due to unforeseen circumstances (for example, fog at a twilight shoot or the tenant refuses entry), do I still have to pay?
Essentially, you are paying for the photographer’s time, equipment and skills, and not for the photographs taken or delivered. If the photographer has attended but the shoot is cancelled due to circumstances beyond the photographer’s control, you will be charged a cancellation fee. However, if we are advised beforehand that the shoot is to be cancelled, no charge will apply.  Back on top

What if I don’t like the photos?
If you’re not 100% happy with the photos we deliver to you, we’ll re-edit the images or re-shoot the property (please let us know ASAP before you upload the photos to the web). Our number one goal is to keep you so happy that you’ll keep using our service.  Back on top

How are the fees determined?
Our fees are based according to the total amount of time spend on each job (to travel to and from the property, to photograph the property and to edit and deliver those photos). Currently, that’s $60 per hour (and we reserve the right to amend that amount without notice). However, agents usually prefer to know in advance what the price of a job is. For this reason, our services page lists various standard packages (and their prices) that are based on a typical, average job. If a job takes longer to complete (as is the case with extended travel, shooting or editing time, or where additional expenses are incurred), we will charge accordingly.
Fees: All fees and expenses payable no later than 7 business days from the delivery of the invoice and payable irrespective of whether Client makes actual use of the Photos. If full payment has not been received within 30 days all rights are revoked at Photographer’s discretion. In the event rights are revoked, all images in the possession of Client will be removed from all forms of media and permanently destroyed within 10 days. Client shall provide Photographer with written statement that all images have been removed and destroyed.  Back on top

How do you invoice us?

What sort of equipment do you use?
We only use high-end professional full frame Nikon Digital SLR camera bodies, tilt shift lenses, lenses and flash systems to ensure that you get only the best possible photographs. We only shoot RAW files and edit photos using Adobe Photoshop, photo editing software on colour-calibrated computers.  Back on top

How far do you travel?
Anywhere. Generally, if the property is located in the north-west Perth metropolitan area, standard package fees apply. However, if the total amount of travel time is excessive or if accommodation costs are incurred, additional charges will apply.  Back on top

Do you charge to pick up keys and take them back to our office?
Generally no, as long as it’s only a short distance from the property and it doesn’t interfere with other work we need to do.  Back on top

Who owns copyright to the photos?
Please note that copyright of all images is owned by Lux Images who took them. The person/business who commissioned these photographs is granted exclusive rights to use them for one campaign only. Images cannot/must not be transferred to other businesses for their use without Lux Images permission.
Rights: All Photos and rights relating to them, including copyright and ownership rights in the media in which the Photos are stored, remain the sole and exclusive property of the Photographer. This license provides the Client with the limited right to reproduce, publicly display, and distribute the Photos only for promotional or advertising purposes directly related to the sale or rent of the Property. Photos used for any purpose not directly related to the sale or rent of the Property must be with the express permission of Lux Images and the payment of additional fees, unless otherwise agreed to in writing.  Back on top
